We will go over topics such as your needs and decision to move, your home’s condition and value, and ultimately the price and timeline for selling your home.

Our initial consultation will help you determine your greatest considerations such as timeframe, cost, or other factors in the home buying process. I will then continue to ensure those priorities are met until closing and beyond.
Before we can talk about your home’s value, we have to talk about the condition of your home. If it’s available, we can review the inspection from when you purchased the home as well as any repairs made at that time. Any features or upgrades you have made during your ownership of the home will be discussed so the home can be optimally marketed. We will also go over any issues you are aware of in the home and whether they should be addressed before listing.
Now that we are on the same page about the condition of the home, we can discuss how it compares to the competition. After our consultation, I will put together a comparative market analysis report for your review. This lists all the homes of similar size and condition that have sold recently in your neighborhood, and analyzes them by several factors including days on market, sale price, and price per sq ft.
After reviewing my in-depth analysis, I will suggest a range of possible list prices and help you evaluate which one best meets your priorities. If your home is priced at fair market value, it will attract the largest number of potential buyers in the first few weeks.
If a home is overpriced it will attract the fewest number of buyers looking to purchase a home. The majority of home buyers look at quite a few homes before making a decision, and they quickly understand the price range that homes sell for in a given condition and location. I sell homes higher than the market average because I list homes at the correct price from the start.
