MAXIMIZE YOUR HOME'S POTENTIAL

- Why Prepare Your Home To List?-

It is important to have your home ready for market on day one. I will help you prepare your home for listing photos, showings, and online views. A clean and neutral look helps buyers imagine someday living in your home. There are several preparations to maximize your home’s potential and to sell it as quickly and smoothly as possible.

DEEP CLEAN & DECLUTTER

To begin preparing your home, first take a look around and identify what can be decluttered. Packing these things up will not only help a buyer visualize their own things in your space, but will prepare you for your upcoming move!

  • Pack away personal items, extra furniture, or any excessive decorations
  • Organize and clean your closets
  • Minimize pet clutter and clean pet areas
  • Clean light fixtures and fans
  • Deep clean carpets or consider replacing if stained
  • Make sure the home smells fresh for buyers
  • Hire recommended cleaners if desired or needed

MAKE NEEDED REPAIRS

Now that your home is decluttered, it should be easier to see and assess if any repairs are needed. Even though a buyer will typically have an inspection done, it’s good to be aware of anything that needs work and take care of repairs upfront if possible.

  • Apply a fresh coat of paint to walls, trim and ceilings if needed, especially if neutralizing colors will help appeal to a larger buyer pool
  • Repair any chipping paint or wood rot
  • Replace your intake vents
  • Be sure that all light bulbs are in working order
  • Let me know if you know of any repairs that need a handyman!

CURB APPEAL

Updating your home’s visual appeal will greatly impact its photos and online presence. Even small details often make a huge difference and help you stand out in the neighborhood.

  • Wash or paint the home’s exterior
  • Power Washing
  • Keep the yard nicely trimmed
  • Keep the lawn free of clutter
  • Weed and freshly mulch garden beds
  • Clean interior and exterior windows
  • Apply fresh paint or stain to wooden fences
  • Update light fixtures if dated or non functional
  • Fresh paint on the door could be useful but if you do this, don't forget the matching shutters
  • Lawn crew for cuts, maintenance, and flower beds can be useful if you will not be at the home while it’s listed

THE BENEFITS OF STAGING

The goal of hiring a stager is having a trained eye come into your home and look at it as a buyer would. This service is intended to create a clean, decluttered look so that potential buyers can look at your home as a blank canvas to envision all their loved ones and belongings in the space for years to come. Most homes may not need staging but in some cases, it's highly recommended. Don't worry, I'll tell you if I think this is what your home needs!

  • Less time on market
  • Increased sale price
  • Highlights the best features of the home
  • Defines spaces and reveals the purpose of each space
  • Demonstrates the home's full potential
  • Creates the WOW factor you may need in photos to make your home stand out
